WHO WE ARE
INSPECT.COM is an AI home-inspection service that turns ordinary photos and video into findings you can defend. Send pictures of a home from any phone, and what comes back is not a paragraph of maybe - it is a set of coded defects, each with the visible evidence that supports it, a severity call, and a repair estimate priced to the property's own local market. One governed registry covers 17 systems of the home - from the foundation to the solar panels - so two inspections of the same problem always produce the same finding.
We did not start as a software company. Inspect.com grew out of three decades of real California inspections - tens of thousands of crawl spaces, roofs and water heaters, and the call library our founder refined one report at a time. That library became our defect registry: 591 coded defects and growing, each carrying the exact sentence a 30-year inspector would write and the price range a real contractor would quote. Before the engine existed, Inspect.com made one public pledge as an independent inspector directory - Real Data. Zero Bias. - and everything we build still answers to it.
The engine itself is built on a rule we call the confidence contract: it may only report what it can prove. Every photo is surveyed region by region before anything is coded; every cited code must clear that code's own evidence standard; and anything below the bar comes back to a person as a question - never as an assumption buried in a report. Claims about time, like a slow drain, are accepted only from video that proves them. You can read exactly how the pipeline works and see a real report - every value in it can show where it came from.
Prices are treated with the same honesty. Each estimate starts from the registry's range for that defect and is multiplied by the metro market the property legally belongs to - resolved from GPS through public county delineations, never guessed from the nearest big city. Cosmetic monitor-grade findings are documented at $0 instead of padding the total, and every change to the registry records who made it and why. A report is frozen data: ask it a question years later and it still answers.
Today Inspect.com serves everyone who needs property condition as fact: home buyers who want a report they can read, professional inspectors who deliver coded findings under their own name, and institutions that screen entire portfolios into comparable data. If that is the standard you want your next inspection held to, start here.
